Every project we build is fully custom — but our process is always organized, transparent, and guided to make it easy for you from day one.
Phase 1: Pre‑Contract
Step 1 – Initial Ideas
You share photos, inspiration, or a general vision for your addition or outdoor living space.
Step 2 – On‑Site Consultation
We meet at your home to understand the space, evaluate site access, and answer your first questions — where you are the most comfortable.
Step 3 – Office Design Meeting
At our office, we walk through material options (windows, walls, ceilings, finishes, etc.) and outline the next steps clearly. This ensures we understand your preferences before estimating.
Step 4 – Rough Estimate
We provide a preliminary cost range based on project size, materials, permitting, labor, and expected timeline. Architectural and engineering costs are separate and client responsibilities.
Step 5 – Client Review
You review the estimate and adjust scope or material selections as needed.
Step 6 – Design & Engineering
Your architect finalizes plans, and engineering ensures structural accuracy and code compliance.
Step 7 – Build Cost Generated
We receive finalized plans and generate your final build cost.
Step 8 – Contract Signing
We review plans, confirm scope, outline payments, and execute the contract to begin.
Phase 2: Post‑Contract
Step 1 – Permitting & Approved Changes
Permits are submitted. If design or material changes are requested, a written scope change is documented and approved.
Step 2 – Scheduling & Material Procurement
We pre‑order materials strategically to maintain momentum and minimize downtime.
Step 3 – Site Preparation
Surveying, clearing, staging, and temporary utilities are set.
Step 4 – Foundation
Excavation, footers, inspections, and foundation preparation.
Step 5 – Framing
Structural framing of floors, walls, and roof systems.
Step 6 – Exterior Progress
Windows, doors, roofing, siding, patios or walkways begin.
Step 7 – Rough‑Ins
Electrical, plumbing, HVAC (if applicable) — inspected before closing walls.
Step 8 – Insulation
Thermal insulation installed where required.
Step 9 – Drywall & Trim
Walls are finished, trim and interior details begin.
Step 10 – Interior & Exterior Finishes
Paint, flooring, fixtures, countertops, and final functional installs.
Step 11 – Final Inspections
Final adjustments made and Certificate of Occupancy obtained (if required).
Step 12 – Detailed Walkthrough
We walk the space with you to document any final touch‑ups.
Step 13 – Project Completion
Final payment is made — and your new space is ready to enjoy.
